Why construction dust behaves differently
Plaster and cutting dust is extremely fine, and it does not settle once. It sits in ceiling voids, on top of door frames, inside window tracks and behind skirtings, and it releases progressively as air moves through the space. That is why a single clean of a new tenancy often looks perfect on handover day and dusty a week later. Anyone quoting one pass on a fresh fit-out is describing a result that will not hold.
The practical implication is a staged approach. A thorough initial clean, then a second detail pass after the space has been used and the residual dust has fallen, then routine service. Describing that sequence up front lets an incoming tenant plan and budget for it rather than treating the second visit as a failure of the first. It also sets a realistic expectation for the handover inspection.
